However, as with the nature of our business, it goes without saying that we fully understand this may not always be the case and some of our landlords insurance policyholders may be unfortunate enough to experience a loss and/or damage to their property. This can often be a time of worry and uncertainty.
Coupled with our commitment to only use Insurers with a proven record for underwriting, our claims handling philosophy is no different. All claims are sourced and handled by professional and experienced claims handlers, ensuring our very high service standards are continually met and adhered to.
After all, the quality and value of an insurance policy can only be measured from the time its purpose is called upon – when a claim needs to be made!
If you are unfortunate enough to suffer a loss or experience damage to your property, please follow the claims procedure as set out in the back of your policy wording.

1) Contact Merlin claims as soon as reasonably possible on 0161 835 5553.
2) In order to make the Buildings secure you may undertake temporary repairs as defined and stated below.
3) Provide full written details of your claim as soon as reasonably possible, and always within 30 days.
4) Claims under Riot or Malicious Acts or Vandalism insured perils must be notified within 7 days.
5) If damage has been caused by Theft, Attempted Theft, Malicious Acts or Vandalism you must inform the police immediately.
6) Take all reasonable steps to reduce and prevent any further Injury, Loss or Damage.
7) At your expense, provide all information and evidence (including written estimates and proof of ownership and value) asked for.
8) Send in every letter, claim, writ, summons or other legal document you receive in relation to the claim.
9) At your own expense, supply all reports, certificates, plans, specifications, quantities information, proof of rent being received and help we ask for.
10) We endeavour to make sure all claims are dealt with as fairly and efficiently as possible. Please allow the claims team all reasonable time to fully investigate and resolve your claim.
Temporary Repairs:
You may make good the Buildings following damage caused by an insured peril without our prior authorisation. You are permitted to do the following without prejudicing your position:
a) Necessary boarding up following Damage to fixed glass in windows, doors, fan lights and skylights to make the Buildings secure.
b) The provision of temporary doors for the purpose of weather proofing or securing the Buildings.
c) Weather proofing Buildings.
d) Securing the site.
Underwriters acceptance of liability for any such temporary repair will always be subject to the terms and conditions of this Certificate.
